A deep dive into the TOPHOTELPROJECTS construction database reveals that there are many exciting hospitality programs underway in the German capital.

A total of 46 hotel projects with 10,092 rooms will be delivered in Berlin over the next few years, our researchers found.

A busy year for Berlin

Many of these programs will open this year, with 18 properties and 3,095 keys to be completed before the end of 2022.

The situation will calm down a lot next year, since only five hotels with 1,581 rooms should be deployed in 2023, before ten other projects with 3,240 keys follow in 2024. And we will have to be patient while waiting for the rest. to see the light of day – 13 programs and 2,176 rooms will not be ready until 2025 at the earliest.

Getting to Know the Berlin Pipeline

Now let’s take a look at some active patterns that really catch the eye.

First, the Estrel Tower under construction, a 176 m high mixed-use skyscraper in the Neukölln district which will include 525 hotel rooms and serviced apartments, 9,000 m² of office space and coworking, 2,000 m² of event space, and an entire floor devoted to fitness and well-being. Also promised is an atrium containing a bakery, gallery and start-up incubator, as well as a sky bar with a panoramic outdoor terrace and a direct tunnel to the nearby Estrel Convention Center. Barkow Leibinger (architecture), Brandherm + Krumrey (interior architecture) and Hager Partner (landscaping) are contributing to the realization of this ambitious project, which is scheduled for completion in the fourth quarter of 2024.

Another exciting entry on the city’s development list is JW Marriott Berlin, which is to see the transformation of an existing 505-room property on Stauffenbergstraße between Potsdamer Platz and Tiergarten. Scheduled to be completed in the third quarter of 2024, this comprehensive renovation program includes the reorganization of the building’s exterior, entrance, facilities, public areas, rooms and suites. The establishment’s 5,500 m² of reception areas, including two ballrooms, will also be revamped.
