A look at the TOPHOTELPROJECTS construction database shows that many developments are planned across the country, including three eye-catching projects in the capital.

In the coming years, the French hotel market will welcome 96 additional establishments and 15,485 rooms, according to our dedicated research team. Let’s take a look at where these new hotels will open – and which projects should really be on your watch list.

Hotel openings in France by year

In 2022, 40 new programs with 5,255 rooms should see the light of day across France. However, 2023 will be slightly calmer, with only 22 projects and 3,555 keys due for completion.

The opening rate will remain relatively stable in 2024, as there are currently 18 launches and 3,713 rooms in the pipeline. Finally, 16 other hotels and 2,962 keys are already in preparation for 2025 and beyond.

Of the 96 hotel projects that we follow throughout France, 58 will be in the 4-star category, while 38 will belong to the 5-star segment.

Main urban growth markets in France

Paris, the City of Light, will experience by far the strongest overall growth, with its busy development program comprising no less than 30 hotels and 6,167 rooms.

The southern city of Nice comes far behind, with ten projects and 1,429 rooms under construction. Finally, Roissy-en-France, a well-connected community on the outskirts of the capital that is home to Paris Charles de Gaulle airport, will soon see the launch of eight properties with 2,081 rooms.

International hotel brands are developing in France

In terms of the most active hotel brands, Hilton Garden Inn leads with its tally of four hotels and 607 rooms.

Tribe, a new midscale brand focused on modern design and service, will also launch four properties, but with just 406 rooms. And Sheraton Hotels & Resorts completes the top three, with a trio of projects and 977 keys on the cards.

Top of the upcoming hotel openings in France

The first interesting opening to note is Tours Duo Paris MGallery in the city’s 13th arrondissement. Scheduled to launch in early 2022, the 139-key hotel will be part of a large mixed-use complex consisting of two distinctive towers of 39 and 27 floors, as well as expansive gardens and green spaces accessible to the public. Guests can also expect to find a restaurant and bar with a terrace on-site.

A few blocks away, the 140-key 1 Hotel Paris will open its doors by mid-2023. The new eco-luxury hotel – a masterpiece of biophilic design – will include a restaurant, coworking space, gym and multiple outdoor terraces in the Paris Rive Gauche district near the François Mitterrand Library.

Finally, the emblematic Tour Montparnasse is getting a makeover: the controversial skyscraper will be further enlarged by 18 meters, giving way to a greenhouse and photovoltaic panels. A must-see hotel, scheduled to open in Q2 2024, will occupy the 42nd to 45th floors, offering visitors splendid views of the capital.
